01

Apply online

5-minute application on any device.

02

Soft credit check

Instant pre-qualification — no score impact.

03

Verify ID & income

04

Notary & funding

eNotary by video or in person, then funds release.

Primary residences include a 3-business-day rescission period. eNotary runs by video (camera and mic required) Mon–Fri 6 AM–9 PM PT and weekends 6 AM–5 PM PT. Counties without eRecording use an in-person notary scheduled at least 24 hours ahead.

Before you apply

Get ready to upload & link your accounts.

Most income and identity verification happens by securely linking accounts — no stacks of paperwork. Have these logins and documents handy and you can finish in one sitting.

Bank accounts (via Plaid)

Have your online banking login ready. Accounts need at least 180 days of history. Business accounts are accepted.

Asset accounts (via Plaid)

Savings, retirement (401k, IRA, Roth) and investment account logins, if you want them counted.

Paystubs (via PointServ)

At least 3 paystubs, with one dated within 5 weeks of starting your application. Your payroll/employer portal login helps.

Tax returns

Most recent year (2 years if self-employed), linked through PointServ or your IRS.gov account — set up IRS.gov access ahead of time.

Photo ID

Driver's license, state ID, passport, passport card or green card. A clear photo with all four corners visible — scans aren't accepted. A valid SSN is required.

Unfreeze your Experian credit

If your credit is frozen, unfreeze it with Experian before you start and keep it unfrozen for the whole application.

14 days to reach account linking

29 days after a hard credit pull

45 days if an appraisal is required

Quick checks: wait 45 days after a recent refinance is recorded, unfreeze Experian before starting, and make sure every person on title can sign — Power of Attorney isn't accepted. Trusts (full certificate of trust) and LLCs (25%+ ownership, good standing; not HI, KS, NY, TX, UT) can qualify.

FAQ

Credit, equity & everything else.

  • The minimum is 600 for a primary residence and 680 for a second home or investment property, based on the primary applicant's Experian FICO 9 score. Higher scores can unlock higher CLTV limits and better pricing.

  • On a primary home you can borrow up to 85% combined loan-to-value (CLTV) — your current mortgage balance plus the new line. Example: a $400,000 home × 85% = $340,000; minus a $200,000 mortgage leaves up to about $140,000 of available equity. Second homes/investment properties go up to 80% (1st lien) or 70% (2nd lien), and 3rd liens up to 70%.

  • No. Pre-qualification uses a soft credit inquiry with no impact on your score. A hard pull only happens later if you choose to move forward.

  • No. The HELOC sits behind your existing mortgage, so you keep your current rate and payment.

  • $0 out of pocket. The origination fee is included in the loan amount, so nothing is due at closing.

  • The full line is drawn at closing, and you can draw again during the draw period (3–5 years depending on term). Minimum draw is $500, credit is not re-pulled, and there are no prepayment penalties.

  • Wait about 45 days after your refinance is recorded with the county so the new lien reports correctly. Homes purchased within the last 90 days aren't eligible yet.

  • The limit is under 50% DTI, but debts can be paid off with the HELOC at closing to help you qualify.

  • In many community or marital income states, yes (including IL, FL, TX and others). In states like CT, GA, IN, MD, MA, NY and PA only the primary applicant's income can be used.

  • 14 days to reach the account-linking step, 29 days after a hard credit pull, and 45 days if an appraisal is required.

  • Everyone on title completes notary. Power of Attorney is not accepted, and in community property or homestead states a spouse may need to sign even if they're not on title.

  • 32 states including Illinois. See the full list on this page. Outside those states? Call us — we may have an alternative program.
